We are located in the up and coming area Popoyo. It's a wonderful stretch of beach just a short walk to other hotels and restaurants, markets, and stores.
Walking distance to Santana, and a short drive to other nice breaks such as Lance's left, Colorado, and Playgrounds.
The nearest town is Las Salinas and is about 20 minutes walking from the property. San Juan del Sur is 35 km from The Breaks Lodge at Finca Popoyo, while San Jorge is 34 km from the property. The nearest airport is Augusto Cesar Sandino International Airport, 76 km from the property.
The Breaks Lodge at Finca Popoyo is a beautiful and unique 93 Acre beach front property located directly in front of the world class surf break known as Popoyo.
You can see, hear, and feel the ocean from the rooms. Start your day off by choosing from our extensive breakfast options, then have a sun filled day of surfing an amazing and consistent A-frame break. We are right in front of the "Pipeline of Central America;" stay with us just a few steps away from the beach right in front of the break!
Finca Popoyo is the place to be if you are seeking to stay in the paradise of Pacific Nicaragua, and be steps from the best surfing in Nicaragua. Enjoy the unique and gorgeous natural beauty we have to offer as well. We have a menu that varies from authentic Nicaraguan cuisine to comforting hamburgers and hotdogs, and not to mention delicious smoothies made from fresh local fruit.
Relax and unwind in one of the many hammocks in our rancho, grab a drink from the bar, and make some friends on the terrace as the sun dramatically sets over the Pacific.
We have a double and twin bed in each of our two rooms and a dormitory style room with 10 single beds. The bathrooms are shared.
We have boards to rent, a place to store them, and 24 hour security over the entire property.

Located in the Tola region, along the Pacific coast, Popoyo is famous for its unique characteristics, making it ideal for both beginners and experienced surfers.
Wave Characteristics
Type of Wave: Popoyo breaks over a volcanic rock reef, creating hollow and fast waves that can be ridden both left and right. The main wave at Popoyo is a reef break known for its powerful yet maneuverable sections.
Size and Consistency: The wave at Popoyo is highly consistent, with wave heights ranging from 2 to 12 feet, providing optimal conditions throughout most of the year thanks to its exposure to Pacific swells and favorable wind directions.
Season: The best time to surf Popoyo is between March and October, when the swells are larger and conditions are more consistent, although it remains a year to round surfing destination.
Water Conditions: The water is warm year to round, with temperatures ranging from 25 to 28°C (77 to 82°F), so no wetsuit is needed.

Outer reef
Level: Advanced
The Outer Reef at Popoyo is an advanced to level surf spot known for its powerful, heavy waves and deep barrels. Located further offshore from the main Popoyo break, this wave attracts experienced surfers seeking more challenging conditions. The Outer Reef is famous for its ability to produce large, hollow waves that offer thrilling tube rides and steep drops.
Characteristics of Outer Reef
Type of Wave: The Outer Reef is a deep to water reef break, forming heavy and hollow waves that break over a shallow reef. The wave is renowned for its clean, cylindrical barrels, making it a prime spot for tube riders.
Size: Wave heights at the Outer Reef can range from 8 to 20 feet or more on bigger swells, with the ability to hold even larger waves during peak conditions.
Period: The Outer Reef works best with a long wave period of 15 to 20 seconds, allowing the waves to stack up and produce solid, powerful sets.
Best Season: The optimal season for Outer Reef is from March to October, when the Pacific Ocean swells are more powerful, and the offshore winds (known as Papagayo winds) keep the conditions clean and perfect for big to wave surfing.
Conditions: The Outer Reef requires a solid swell to break properly, making it less consistent than the inner reef but rewarding for those who catch it at the right time. When it’s on, the wave offers long, hollow barrels that can be challenging and exhilarating for even the most seasoned surfers.
Important Considerations
Due to its size and power, the Outer Reef is recommended for advanced and expert surfers only. The wave’s intensity and shallow reef make it a high to risk spot that demands experience and confidence in big to wave conditions. With proper swell and wind alignment, Outer Reef delivers some of the most epic barrels in all of Nicaragua, making it a bucket to list wave for big to wave enthusiasts.
